After 35+ years of marriage, two wonderful sons, living and working in Australia, Sweden, UK and USA we are now 'just the two of us' plus a very spoilt Shitzu.

Following five years at The Sandhurst Club it is time to downsize. Our criteria - build a new home in a development within ten minutes of John's Sandhurst Golf Club, access to Monash and Eastlink Freeways, all new infrastructure and proposed services, recycled water and no Management Company or Body Corporate Fees.

PRACTIAL COMPLETION INSPECTION

PCI was 8.00 a.m. this morning with our SS 'G' and our Independent Inspector - Kevin, from New Home Inspections.

SS very proud of house as we are too - now lets have a really good look!!
For forty minutes we internally inspected, opened, poked, prodded, ran water, flushed toilets etc... whilst our accommodating SS explained the care and maintenance of relevant items.

Tiling is excellent as is the Painting albeit another gloss coat to some doors.  Kitchen Cabinetmaker frustrates us; some details he obviously doesn't comprehend. SS recorded and agreed on all items raised.

Almost completed inside inspection when our Independent Inspector arrived - we agreed to leave him to his checklist.  John, I and SS inspected outside where again SS agreed to paint touchup, some re-cleaning of bricks and tidying of render. Telephone trenching was still not carried out.

We were looking good for Handover in a week......if anyone doubts the value of an Independent Inspector, think again, they are worth every cent. Our SS was about to have his PCI and Handover date obliterated.

Kevin joined us; his full Inspection Report will be with Carlisle Homes Construction Manager, Monday morning. Carlisle build a quality house; apart from minor defects he has reported an issue with a door that will probably require another two weeks.

Disappointed but we will not Handover until rectification work is completed and we are 100% satisfied.

  1. Deb it looks gorgeous!! It must be a killer to know the house is SO close but you can't move in yet - I know that wait will be torture for me anyway!

    Hope they rectify things quickly :)

  3. Deb generally you must be pleased. Is the issue with your back sliding door? I hope they get onto the issues asap. At least you have somewhere to live in the meantime and John may not have to spend as much time on his own at night. I will have to get you to attend ours as those eagle eyes of yours don't miss a trick. I wAs only saying to David tonight it will be good to have someone to call in on some Tuesdays when I am checking my build as Kylie will be at work - and besides I don't want to harass you guys every time I come down. Good stuff. You are on the home turn now.

  4. Oh Deb, at least in the end, your house will be both gorgeous, and have nothing wrong with it! In the long run, you won't even remember having to wait for an extra week until handover. Is your SS willing to let you get things like your driveway done in the meantime? Ours was...

  5. Janine, we are extremely pleased - the issue is with the laundry sliding door, not square. Once Carlisle receive the Inspector's Report we should have more idea how long to rectify. The SS was genuinely gutted. We were stunned, 'just never picked it up'! I shall have to reschedule trades I had organized for Handover date, driveway a week later so hopefully will be OK...will leave removalists as booked.
    Tuesdays for coffee sounds good.
    So close and yet so far......

  9. My face is still aching from Ms Slab. I checked her this morning. What a beautiful shade of grey she is :)
    Q: how did an out of plumb sliding door get past their quality control? Are their implications with the brickwork as well, or purely the door frame itself?

    We wonder and intend asking the same question - where was their QC?, structurally sound and hoped it wouldn't be picked up??...who knows.
    Yes, it seems brickwork is involved too.

  12. Tonia, I think that home run is the hardest leg. House does look wonderful, its good to have a neutral inspection with no emotional attachment. Highly recommend you do the same. Metricon appear to be flowing well with your Trades.

  13. House looks wonderful. Shame about the delay now..At least the house will be perfect when you move in. Rather than noticing these after handover. Hope they are speedy and you can move in a few weeks. Bet you are disappointed though..

  14. Thanks Sandrine, happier now I've had another day to absorb PCI, Carlisle will get it right before we Handover. We are like kids looking thru the candy store window!!
